Seller FAQs

How do I list my property?

Register online on our site as a client and complete our user friendly listing form.

Have your photos of your property ready to load on our system (up to 15 photos and images must be 800 pixels wide by 600 high: 800x600), as well as an advertisement in English, proof of your identity and address. If you need any assistance loading the listing, photos and ID & proof of address, we will gladly assist or load it on your behalf. Just send us an email: info@fixedfeeproperties.co.za

After receiving your listing, we will edit and optimise your property description and photos to make sure that it is shown in the best possible light and only then make the listing available on our website “live” to view.


Terms & Conditions

Where will my property be advertised and marketed?

We advertise all of our properties on our Website: www.fixedfeeproperties.co.za and various other online marketing websites. If we receive an Exclusive Sole Mandate, your property will qualify automatically for Property 24 for the duration of the sole mandate.

Furthermore, registered buyers will be notified of your property, if it meets their criteria and the system will notify us of a match.

I don't know at which price I should offer my property For Sale.

This can be determined to look at recent sales in your area. In addition, your property size, erf size, location and condition will also influence the price.

On request, FIXED FEE PROPERTIES could, based on the data available, provide you with a summary of recently sold properties in your area (only for residential and commercial property) FREE OF CHARGE. Once you are registered on our website and list your property, you will be able to choose the option: "free valuation required". This will give you an indication of a marketing price, but is not guaranteed. Keep in mind: A true price can only be established by an able buyer and a willing seller.

As a seller, you want to achieve the highest possible price for your property, but you also want to lure buyers with an accurate market related price. Buyer’s interest most likely will fade if your property is overpriced, regardless of its condition, especially when there are similar properties in the area being sold for less.

How does arrangement for viewing my property, works?

When a buyer is keen to arrange a viewing for your home, we will notify you via email or WhatsApp, which ever you prefer. All you need to do is either accept, decline or propose new time for viewing.

As a precaution that your email don't appear under spam or junk folder, please add info@fixedfeeproperties.co.za to your email address book.

Once confirmed, you will receive the contact details of the buyer/s in case you wish to speak to them in advance.

Who will be showing the property to the buyer?

The best person to introduce a potential buyer around your property is YOU. After all, you know your property the best! Take advantage of this to show prospective buyers the benefits of your property. Give information you feel, needed to be disclosed. Example: any defects.

After a prospective buyer asked for viewing and the viewing is confirmed, the contact details of both the Seller and the Buyer will be released. It is advised that the seller contact the buyer before viewing.

Do you verify the buyer's identity?

Fixed Fee Properties do ask buyers for proof of their identity and address and check on ThisIsMe to verify and identify the buyers.

What do I need to do if I have a bond registered over my property that I'm selling?

Most Financial Institutions in South Africa have a policy whereby, if the Sellers of a property being sold is bonded, a notice period of 3 months’ (90 days) to cancel the bond account, is usually required. This notice of cancellation can be given to the financial institution when the seller place his property on the market and is valid for between 6 months to a year, depending the policies of the concerning Financial Institution.  If this is not done and the bond is cancelled, the Seller, will most likely be held accountable for an early settlement fee by the bond institution, on the outstanding amount.   It is advisable for a seller of a bonded property to request proof of cancellation from the financial institution. Most likely, if the said property is transferred before the 90 day notice period elapses, there will be a pro-rata (also known as a penalty fee) payment due and if the property is not sold within the notice period, the bond will merely carry on.

So please be advised to contact your Financial Institution and make sure if a notice to cancel bond account must be given and when, to avoid any penalties.

Using Fixed Fee Properties as your sales negotiator.

When a buyer makes an offer on your home, Fixed Fee Properties will immediately notify you. The next step is to decide whether you are satisfied with the offer on the table, or not. There are some things that you should always consider when receiving offers:

If you received an offer, it is advisable that the following is being taken in consideration: Whether the buyers are a cash buyer, requires finance or they pay a deposit and when the deposit is payable. If there is more than one buyer, these factors will help you make a decision who the more appealing buyer is.

We understand that not everyone is comfortable doing negotiations, that's why our experienced team of property consultants will negotiate on your behalf with the buyers when an offer is received, and help you achieve the best possible deal and price for your property at no extra charge. Having an experienced property consultant around to ensure all the conditions, dates and other terms are 100% correct, is super important.

It is advisable not to negotiate with the buyer directly. We are the mediator to protect the interest of clients.

Will I need to sign a contract?

Yes, according to the Law of South Africa, it is required.

What happens after an offer was accepted?

Once you’ve accepted an offer, we will give instruction to our legal team to prepare all documents for transfer and they will be in contact with you, to assist you through the process. They will give you a full updated report on the progress of your transaction on a regular basis. Our team will be on hand to help progress the sale and oversee the transaction.

May I use a traditional estate agent as well as Fixed Fee Properties?

Yes, except if the seller did sign a sole mandate with us or any other estate agencies.

May I choose my own transferring attorney?

You may. The seller always have the right to choose the transferring attorney. We can advise you that our legal team are professional conveyancing law firms. By using our legal team, it could make the whole process just run a little bit smoother. We have a mutual agreement that our clients is our most valuable asset and therefore we recommend using our legal team. We know their system and it works due to their high quality service and highly skilled and qualified personnel.

Buyer FAQs

I’m not sure for which amount I can afford to buy a property.

Go to our website www.fixedfeeproperties.co.za and register. Once you are registered go to your profile and click on pre-qualify. An experienced bond originator will get in touch. This is absolutely FREE OF CHARGE.

I want to make arrangements to view a property. What must I do?

Register on our website as a client. For security reasons, have a recent photo of yourself, as well as proof of your identity and address ready to load on our system. If you need any assistance loading photos and ID & proof of address, we will gladly assist. Just send us an email: info@fixedfeeproperties.co.za

If you identified properties you like on our website, click on the icon BOOK A VIEWING and we'll arrange it for you.

The buyer/s & seller/s should provide their identity document or driver’s license to each other, before entering the property.

After a buyer asks for a viewing and the viewing is confirmed, the contact details are released of both the Seller and the Buyer. The Seller will most likely phone you to learn more from you.

How do I make an offer on a property I have viewed?

You can either do this directly on the site, by clicking on the 'Make An Offer' button and we will be in contact with you to assist you with an offer. Or, you may want to give Fixed Fee Properties a call or WhatsApp on 082 312 9942 or send an email to info@fixedfeeproperties.co.za, to assist you with an offer. It is advisable not to negotiate with the Seller directly. We are the mediator to protect the interest of clients.

Why do you not show the property address on your website?

Only when you request a viewing and your identity has been verified and the appointment is scheduled, we release the address. This is for security precautions.

Do you verify the seller’s identity?

When the seller/s list the property on our portfolio, we request ID & Proof of address and check documents against ThisIsMe.

May I still view a home that has a ‘UNDER OFFER’ banner?

If all the suspensive conditions of sales agreement have not yet been met and the Seller still request backup offers, we continue marketing the Sellers property and Buyers are most welcome to arrange scheduled viewings.

How do Transfer costs & Bond costs work when a property was purchased?

Conveyancing fees needs to be paid upfront, before attorneys can proceed with the transfer of the property.

Buyers are responsible for Transfer/VAT costs as well as the attorneys costs (Conveyancing fees) for the conveyancing service of the transfer attorneys for the transfer of the property into the buyer's name and for the bond attorneys responsible for registering the bond. Conveyancing fees vary depending on the price of the property and the amount of the bond.

Transfer duty or VAT (if applicable) is charged on the value of the property and is paid to SARS, thus it is tax that must be paid over to SARS.

No Transfer duty is payable if the property costs R900 000 or less, or in some cases where a property is purchased from a developer, but the buyer will still be held accountable for the attorneys costs for the service they deliver up to the transfer of the property.

If a bond is to be registered over the property, the buyer will be accountable to pay bond registration costs and bond attorneys costs (the bond attorney will most likely be a different attorney) for their service to register the bond.
